Buildings became extraordinarily well instrumented as mechanical systems. Their biological condition — moisture, timber decay, termite pressure, pest activity — is still managed by separate disciplines that never share a record.

Nobody installed a humidity sensor to think about mould. It was installed to control a coil. Yet every one of these points describes, continuously and for free, a condition that biology cares about.

The data is not missing. The interpretation is.

05 · What the paper proposes

Five layers. Only one of them is new.

  1. L1

    Existing building telemetry

    Read-only. This layer is free; the building is already producing it.

    BMS and BAS points, HVAC operation, environmental sensing, alarms, metering, occupancy.

  2. L2

    Targeted additional sensing

    Only where a specific question justifies it.

    Moisture and leak detection, in-fabric moisture, particulate matter, CO₂, temperature and RH in unmonitored voids and risk zones, connected pest monitoring devices, cameras. The discipline is to add sensors to answer questions, not to add sensors and then look for questions.

    Periodic professional observation

    Where most existing operations can improve immediately, at almost no capital cost.

    The technician, the hygienist, the building surveyor, the thermographer — structured so that observation becomes data: consistent fields, consistent locations, consistent severity language, photographs tagged to assets.

    Interpretation

    Investigation priorities, not conclusions.

    Correlate across time and space, detect anomaly and drift, express uncertainty honestly.

    A competent person decides what to do.
